Well, last nite at 9:00 PM MDT, my hot water heater blew up, just as we were heading off to bed. Still working on it right now-running a water pressure check prior to hooking up the gas lines. I might be able to play some today!!!!

Ah, I remember those days. I may rent now, but we would like to own a house again someday. But wont be anytime soon that I can see. Just not in the financial cards at the moment.

We were very lucky. We were home and able to get to the water shutoff valve quickly. Heater done-$480.00 gone. It would have been $800.00+ if we had to hire someone.

If some water did get out, most insurance policy's will cover water damage.
If you need some instruction to clean up, I still hold a water damage restoration certification....I would be glad to give some free advice on how to dry or restore anything that might have been damage or gotten wet.

Thank you Grizzled. However, we were able to contain the water spill to about a gallon of water before I reached the main shutoff. Thus the luck of being home AND awake AND dressed when it went.

They are very hard to find......I am an HVAC tech by trade and worked for 6 different companies before finding an honest business...makes it a lot easier to do my job as I am an extremely honest person(one of the reasons I worked for 6 different companies lol)

Hey! My bro owns his own HVAC business in Las Vegas so if you're lookin for a good guy, he's honest and does quality work as well! But yeah, every industry has it's sharks, some bigger than others.

That sucks to hear. How did it blow up? From heat pressure or water pressure? If it is water pressure, you may want to put a regulator on your main line so you don't bust any other water lines in your house.
You are right, though, owning a house can be a pain. I really do think there are ups and downs for both owning and renting. At least with renting, you don't have to worry about any maintainence to the property. Anyway, hope everything turns out well.

My motto is, "you never know what you are capable of fixing yourself until it breaks".
Over the years I've had to fix many things because, A: I don't want to hire someone to do it unless I have to, and B: I like tinkering with stuff.
I've had to repair a dryer, water softener, , lawn irrigation system, lawn mower, garbage disposal (all because my wife accidentally exploded a hot glass baking dish in the sink by pouring cold water on it), install a new garage door opener, and various other things.
For most things, I will always try to fix it myself first. If I can't, then perhaps calling the pros isn't so bad.

Actually, all the water did was blow a 1" hole in the side of the tank itself, but not thru the tank cover, despite a water pressure regulator set at 72 PSI. How and why I'll never know. No natural gas was released.
